Good Class Bungalow (GCB) Area

The URA lists 39 areas (as of April 2020) designated for ‘Good-Class Bungalows’ (GCB).

Bungalows (also known as detached houses) in the GCB areas have different URA requirements from bungalows in the other areas, such as minimum plot size and building setback distances.

Floor Trap (FT)

A floor trap allows wastewater to drain from wet spaces, such as, bathrooms and kitchens. It prevents foul gases and smells from entering into the room by providing a water seal in the form of a bent pipe below the floor trap cover.

The floor trap cover is commonly made from plastic or stainless steel. It is also common to have floor trap covers with tile finish for a nicer aesthetic.

Fire Safety and Shelter Department (FSSD)

Renamed to Fire Safety Department (FSD) in 2020, the FSD of the SCDF administers the Fire Safety Act in Singapore. The FSD oversees the fire safety plan approvals and issuance of the Fire Safety Certificates. The SCDF Fire Code is the primary code for designing fire safety provisions in buildings.

The shelter branch of the former FSSD is now under the purview of the Volunteer & Community Partnership Department of the SCDF. While the Shelter Act and the technical requirements of the household shelter and storey shelter are administered by the SCDF, the Civil Defence Shelter Engineering Department of the BCA approves the shelter plans and conducts inspection on the shelters.

Fire Safety Certificate (FSC)

The Fire Safety Certificate (FSC) is a requirement under the Fire Safety Act for all new fire safety works in any building. A FSC must be obtained from the SCDF before a building or a unit of the building could be occupied.

All fire safety works designed and submitted earlier by the Qualified Person(s) to the SCDF must be completed and inspected by the Registered Inspector(s) before the FSC will be issued.

Finished Floor Level (FFL)

The finished floor level (FFL) is the topmost level of the floor after floor finishes, such as floor tiles, have been applied to the structural floor.
