Above Mean Sea Level or commonly abbreviated as AMSL is the level of the surface of one or more of Earth’s bodies of water from which heights such as elevation may be measured.

An AMSL of 104.5 will mean it is 4.5m above the sea level. Since the year 2019, most authorities in Singapore now use the term Singapore Height Datum or SHD to replace AMSL.

What are the differences between A&A and Reconstruction?

The main differences between A&A and Reconstruction for landed residential houses such as terrace, corner terrace, semi-detached and detached houses is the provision of a house hold shelter and the processing fees to authorities.

A&A are exempted from providing a household shelter. It is mandatory to provide a household shelter for a Reconstruction but we may be able to obtain a waiver. Contact us for a discussion.

The processing fee charged by URA is $3210 with GST for A&A and double for Reconstruction at $6420 with GST.
