Existing developments undergoing Reconstruction will have certain requirements to comply and plan fee computation, while those undergoing Addition & Alteration (A&A) works will have another set of requirements and plan fee computation.
According to the URA, an existing development is considered to be undergoing Reconstruction if it involves any of the followings:
- Gross Floor Area (GFA)
Addition of GFA exceeds 50% of the existing. - External walls
More than 50% if the existing walls are removed or replaced with new walls. - Structural elements
More than 50% of the structural changes to the existing building are involved. - Attic
Addition of an attic where the increase in GFA exceeds 50% of the existing. - Increase in storey height
Changes/replacement of the entire roof involves an additional storey. - Change in housing form
Works that result in a change to the landed housing form.
